Project Overview

Swyft Services was commissioned to design and build a soundproofed home office within a flat in Maida Vale, London. The project required the removal of an existing bathroom to expand the office space, followed by the installation of comprehensive soundproofing solutions.


The scope of work included:

  • Removal of bathroom fixtures, tiling, plumbing, and electrics.

  • Installation of a decoupled soundproof ceiling system.

  • Soundproof flooring with a high-density acoustic underlay for carpet installation.

  • Additional insulation and plasterboard to existing walls for improved acoustic performance.

  • New lighting and strategically placed USB sockets.

  • Full redecoration, finished in a modern Matt Brilliant White.


This transformation not only created a quieter, more comfortable workspace but also elevated the aesthetic and functional appeal of the flat.

  • Soundproofing Across All Surfaces: Ceiling, floors, and walls were all acoustically treated, ensuring significant reduction of both airborne and mechanical noise.

  • Bathroom Demolition: Old plumbing and electrics presented risks, requiring careful handling and safe capping.

  • Neighbour Consideration: Work was carried out while clients continued living and working in the property, so neatness, cleanliness, and noise management were critical.

  • Flooring Restoration: Timber flooring in the hallway was carefully lifted and reinstated after plumbing work, ensuring a seamless finish.

Client Brief

The client wanted a dedicated soundproof home office that would:

  • Contain noise within the flat to avoid disturbing neighbours.

  • Improve overall comfort while maintaining a high-end aesthetic.


Initially sceptical about how effective soundproofing could be, the client placed trust in Swyft Services to deliver a significant improvement—and the results exceeded expectations.



Materials & Craftsmanship

  • Ceiling & Walls: Decoupled timber framework, acoustic insulation, specialist plasterboards, and acoustic adhesive to block airborne and structural noise transfer.

  • Flooring: Strengthened timber subfloor secured against creaks, fitted with a dense soundproofing underlay, and finished with carpets for warmth and comfort.

  • Finishings: Luxurious Matt Brilliant White paint with warm lighting to create a calm, modern workspace.

  • Details: Skirting matched to existing joinery, with socket and lighting positions customised during the build.


The decoupled design was central to the project’s success, breaking the mechanical paths that carry sound vibrations.
